Island
Point Lookout.
Point Lookout is
the main resort centre of North Stradbroke Island, being located
at its' extreme northeast point and is popular for its surf
beaches, fishing and headland walks. More recently, it has
gained increasing popularity as a whale-watching destination.
Point Lookout itself is located approximately 20 kilometres
to the north-east of Dunwich being on the western side of
the island, from which access to the mainland is gained either
by car ferry or water taxi to Cleveland, from where it is
approximately 26 radial kilometres to the Brisbane CBD.
The property market
at Point Lookout is currently experiencing a significant increase
in demand. This appears to be a reflection of the greater
Queensland and Australian property markets as price increases
finally go beyond the downward adjustments brought about by
the Global Financial Crisis of 2008.
Our benchmark property
indicators show that values continued to fall through to mid-2011
and remained fairly stagnate for a number of years until finally
showing signs of improvement in 2018/19. Then "March
2020" and the onset of the "COVID 19" pandemic
put a massive layer of uncertainty in the market place. Amazingly,
fast forward to September/October 2020 and we believe it may
actually have been the onset of the "COVID 19" virus
that has helped fuel the latest increase in property prices.
Changes in the
way we do business forced many people to work from their own
home. This combined with a better appreciation of remote communication
and information technology and we have created an environment
where people no longer need to go into major regional centres
or cities to work.
Although it could
be argued we were long overdue for a market increase anyway,
we believe changes in the way society interacts may well be
what is helping to fuel the latest "sea change"
migration and the dramatic increase in value for the better
situated real estate in Australia.

Point Lookout sits comfortable in that category.
Point Lookout also continues to gain prominence as an up-market
destination, with growing interest from investors and Brisbane
purchasers seeking holiday homes and weekend retreats. The
limited supplies of freehold land, combined with the island's
natural features, its proximity to Brisbane and strict planning
controls, should combine to underpin future capital appreciation.
Amity Point.
Amity Point is
a small fishing village located at the northern most point
of North Stradbroke Island. The township adjoins the South
Passage Bar being the main waterway separating Moreton Island
and North Stradbroke Island. Amity is a popular holiday destination,
renowned for its' fishing, boating and beaches. It is located
approximately 17 kilometres to the north-east of Dunwich via
bitumen sealed roads. From Dunwich, access to the mainland
is gained either by car ferry or water taxi to Cleveland,
from where it is approximately 26 radial kilometres to the
Brisbane CBD.
Amity Point is
gaining increasing prominence as a family orientated holiday
destination. There is also growing interest from investors
and Brisbane purchasers seeking holiday homes and weekend
retreats. It is a popular place for many to spend their retirement
years. Amity Point also appears to have a strong rental market.
It has a limited supply of freehold land, (approximately 345
allotments). This combined with the islands natural features,
it's proximity to Brisbane and strict planning controls should
underpin future capital appreciation.
Demand for Amity
Point real estate is gaining momentum. The Global Financial
Crisis of 2008 saw the last major price correction. After
bottoming out in 2011, the market remained fairly level. The
last quarter of 2020 has seen a post COVID 19 rush to secure
some of the best real estate in Australia, if not the world.
Perhaps its' the fact that with advancements in communication
and information technology, people are working out that they
can indeed live and work from home. Many people have told
us "why not live and work in a place where you feel like
you are perpetually on holiday".
Dunwich.
The Dunwich Township is a small fishing village on the western
side of North Stradbroke Island and overlooks Moreton Bay.
Steeped in history, it is also the main pick up and departure
point for vehicular and passenger ferries, servicing North
Stradbroke Island from Brisbane. Dunwich is approximately
25 minutes travel by water taxi and 45 minutes travel by vehicular
ferry from Cleveland. From there it is approximately 26 radial
kilometres to the Brisbane GPO. A former base for Nth Stradbroke
Islands sand mining operation, there was originally some concern
over how the market would react to the mines closure in 2019.
Well the market has spoken and values have gone from strength
to strength with many properties that were listed for sale
pre the mine closure, now selling for list price and beyond.
Dunwich is also
